When should I start looking for an apartment or townhome?
Most people begin their search 60-90 days before they intend to move, but as soon as you are thinking of moving, let us know! We can show you what options are available to you, and provide further info on our application process to help make your move easy.
How long has Sifton been operating rental accommodation?
Sifton Properties Limited has been providing quality rental accommodation for over 40 years and has a 90 year history of construction and property development.
How do I make an appointment to view a property?
There are several ways for you to set up an appointment to view our properties. You can choose from the following methods:

What are your lease terms?
Standard leases in Ontario are 12 month lease terms. If you have specific needs which require a different lease term, please call us to talk about your options.
Do you offer resident referrals?
Absolutely! Check out our Rewards program here. Referrals to a Residential Rental property results in $100 for both parties (of course there are program Rules & Regulations that apply).
I have found a Sifton home I love, how do I apply?
Once you have found your new home with Sifton and are ready to apply, our Leasing Agent will guide you through the application process making it easy for you. Contact us today to explore your options!
What information do you require in order to process my rental application?
Our Leasing staff is here to guide you through the application process! Below we’ve listed the information required in order to submit your application:
✔ A completed Rental Application form
✔ Proof of Income
✔ Landlord Reference
✔ Last Month’s Rental Deposit
How long does it take to process an application?
Once we receive all of the required information, applications are typically accepted within 24-48 hours.
What if my application isn’t approved?
If your application isn’t accepted, your Leasing Agent will discuss any available options at that time.
I’ve been approved for an apartment or townhome, what are the next steps?
Your Leasing Agent will connect with you to coordinate your move-in date and provide you with details about your new home. He/she will also arrange a date for you to pick up your keys, and any other information specific to your new home. Sifton provides each new resident with a detailed move-in package that explains our procedures before you move in. If you are moving into one of our apartment buildings, you will also be able to book a date and time for the elevator.
Do you require residents to carry insurance?
Yes, you are required to carry and maintain insurance on your personal property and belongings and proof of insurance is required before your move-in day.
Why do I need renters insurance?
Insurance protects you in the event of fire, flood, natural disaster, theft and many other possible situations. Your insurance will cover the cost of your personal belongings such as furniture, clothing, artwork, jewelry if they are damaged. Most residents under value the worth of these items but if they need replacement the costs can add up. Insurance can also provide you with temporary accommodations in the event that your rental home is inhabitable due to fire, flood, natural disaster or other serious property damage. Landlords carry and maintain insurance on the physical property or structure, while residents carry and maintain insurance for their contents and costs associated with personal property damage.

Who maintains the property?
We have full-time and seasonal Outside Maintenance staff who work year-round to maintain the property green space and landscaping. We also have long-term contractors who assist with larger projects and specific seasonal needs.
What if I need to get out of my lease early?
We understand that changes with career, family or health may alter your plans. If you are unable to fulfill the full 12 months of your lease term, please contact one of our Leasing Agents to discuss our assignment policies and procedures or any other options that may be available to you.
What is an assignment?
An assignment is when you assign the remainder of your lease to a new person(s). As the leaseholder you will remain responsible for the rent until the assignment paperwork is finalized; once finalized, the new person(s) is legally responsible for future rent owed. For specific details on the requirements for an assignment, please contact your Leasing Agent.
How do I get a rent receipt?

What if I need something fixed in my home?
Sifton has a Maintenance department comprised of Inside and Outside Maintenance staff, Maintenance Supervisors and long term contractors who work together to address your maintenance requests. We are here to help! For non-urgent maintenance requests, choose from these options:

Does Sifton have after-hours emergency available?
Yes, in the event of an emergency, we have an after-hours maintenance system that provides coverage 24 hours a day, 7 days a week, all year round, including holidays to help solve any maintenance problems. Your move-in package will include details on how to contact our after-hours maintenance staff. If at any time you have additional questions about after hours emergency service, our staff are available by phone, email or in person at our offices to answer your questions.
