What is a Municipal Class Environmental Assessment
A Municipal Class Environmental Assessment (EA) is a process where municipal infrastructure projects are planned, in accordance with the EA act. The study assesses potential positive and negative impacts of projects including roads, water, and wastewater projects. There are five phases consisting of identifying problems and opportunities, identifying alternative solutions and establishing a preferred solution, examining alternative designs and a preferred design concept, preparing an environmental study report, and implementation. Project Background
Sifton Properties Limited (Sifton) is undertaking a Municipal Class Environmental Assessment (EA) for the proposed future development in the Lambton Shores Community, Reflection Shores. The purpose of the EA study is to identify a recommended strategy for wastewater servicing within the Reflection Shores study area.
The Process
The study will be undertaken in accordance with the requirements of Schedule 'C' projects, as outlined in the Municipal Class EA Document (2024), linked above, which is approved under the Ontario Environmental Assessment Act.
Study Area
The Reflection Shores study area is located north of Cedar Point Line in the Municipality of Lambton Shores, and is approximately 81 hectares in size.

Questions or Comments
A key element of the EA process is gathering comments from the public, stakeholders, First Nations, and agencies. To share project details and progress with the public, two Public Information Centres (PICs) will be held throughout the duration of the study. Upon completion of the study, an Environmental Study Report to document the study process and recommendations will be prepared and made available for public review and comment for a 30-day review period. Details regarding forthcoming public consultation will be advertised as the study progresses.
