Sifton and Community Partners Celebrate Completion of “Homes on Dufferin” in Downtown London

Sifton Properties Limited, in partnership with Homes Unlimited (London) Inc., The Anglican Diocese of Huron, and St. Paul’s Cathedral, is proud to announce the completion of Homes on Dufferin, a new attainable and affordable housing development at 195 Dufferin Avenue in downtown London.

The project transforms a former 80,000-square-foot commercial office building into 94 residential units, including 88 one-bedroom and 6 two-bedroom apartments. Located along key transit routes, the building offers residents convenient access to public transportation and the amenities of London’s revitalized downtown core.

This adaptive reuse project reflects a unique collaboration between private, non-profit, and faith-based organizations, all working together to address the city’s growing need for attainable housing.

A Collaborative Approach to Housing

Sifton Properties Limited led the reconstruction, repurposing the building for residential use. Upon completion, Homes Unlimited (London) Inc. will own and operate the property, continuing its mission to provide safe, affordable, and accessible housing in the community.

The development is situated on land leased from The Anglican Diocese of Huron, whose long-standing commitment to strengthening the downtown community played a vital role in bringing the project forward.

Support from the City of London—including financial contributions through government grant programs and key planning approvals—was also instrumental in accelerating the delivery of much-needed housing.

Designed for Affordability and Accessibility

At least 40% of the units are designated as affordable, with rents set at 70% of average market rates. The remaining units feature efficient layouts designed to offer more attainable rental options for downtown residents.

The building also features thoughtfully designed living spaces and high-quality finishes, contributing to a comfortable and inclusive living environment.

Partner Perspectives

“This project reflects what can happen when community partners come together with a shared goal of creating meaningful housing solutions,” said Richard Sifton, President & CEO of Sifton Properties Limited. “With the help of the Sifton Family Foundation, we are proud to support its transformation into homes that will serve London residents for years to come.”

“Homes Unlimited is pleased to have created this new affordable and accessible housing community in such an iconic downtown location,” said Jim Foote, Vice President of Homes Unlimited (London) Inc. “Our partnership with St. Paul’s, combined with Sifton’s creativity and generosity, made this project possible. We look forward to welcoming new tenants in the coming months.”

“The Diocese of Huron and St. Paul’s Cathedral are excited to see this project come to completion,” said Kevin George, Dean of St. Paul’s Cathedral. “For nearly two centuries, St. Paul’s has played a role in building community in the heart of our city. We are grateful to be part of a project that helps more people access safe and affordable housing.”
